Most of Downtown Knoxville sits inside historic overlay zones (H-1 or local historic protection). Facade changes, signage, awnings, windows, and roof-visible work typically require Historic Zoning Commission review. We submit and shepherd the application through the process.
Older downtown buildings often have undocumented modifications stacked across decades — closed-off elevator shafts, abandoned mechanical chases, structural alterations from prior tenants, and surface-applied finishes hiding original conditions. We pre-investigate before pricing the work and budget for likely discoveries so the project stays inside the original number.
Downtown construction logistics are different. Material delivery and dumpster placement require Knoxville right-of-way permits. Hours of demolition and finishing work may be limited by surrounding businesses or residents.
