Building a Custom Home on Your Own Lot in East Tennessee: A Step-by-Step Guide

Maybe you inherited a few acres outside Maryville, bought a wooded lot in West Knox County, or found the perfect ridge-top view near Sevierville. Whatever brought you here, owning land is the first step toward a custom home built exactly the way you want it — and it also raises a lot of questions about what comes next.

Building on your own lot is different from buying into a subdivision where the builder already owns the land, the plans are pre-drawn, and the utilities are stubbed at the curb. You get far more control over design, orientation, and finishes, but you also take on decisions that a production builder normally handles behind the scenes.

Step 1: Confirm the Lot Is Actually Buildable

Before paying for house plans, confirm the property can support the home you have in mind. Start with zoning: minimum lot size, setbacks, height limits, and allowed uses are set by the City of Knoxville, Knox County, or whichever jurisdiction the land sits in. If the lot is in a subdivision, read the restrictive covenants too — many dictate minimum square footage, exterior materials, and architectural review.

Next, look at utilities. Is public water available at the road, or will you need a well? Is there sewer, or will the home rely on a septic system? On rural parcels, a soil evaluation for septic is one of the first things we recommend, because the location and size of the drain field can dictate where the house can sit.

Finally, check access, slope, and drainage. A steep driveway, a long power run from the road, a wet-weather spring, or shallow rock can all be solved — but each one affects the budget. Knowing about them early means your plans and your price reflect the real site.

Step 2: Build a Realistic Budget Before You Design

Most custom homes we build in Knoxville and the surrounding East Tennessee area fall between $200 and $350 per square foot, depending on finishes, site conditions, and design complexity. Deciding where you want to land in that range before design begins keeps the plans from outgrowing the budget.

Keep in mind that per-square-foot numbers usually describe the house itself. Owning land adds its own line items: clearing and grading, the driveway, utility connections or a well and septic system, and stormwater management. On a flat lot with utilities at the road these are modest; on a wooded hillside with a long driveway they can be a significant part of the total.

Build a contingency into your number as well. A reserve for unforeseen site conditions and mid-project changes protects the project from stalling if something unexpected turns up in the ground.

Step 3: Arrange Construction Financing

If you are not paying cash, you will likely use a construction loan, and many lenders offer construction-to-permanent loans that convert to a regular mortgage once the home is finished. The good news for landowners is that land you already own can often count toward your equity in the project. Ask your lender how they treat it.

Construction lenders fund the project in draws as work is completed and inspected, so they want to see complete plans, a detailed budget, and a signed contract with a licensed, insured general contractor. Local and regional banks that know the East Tennessee market are often the most comfortable with custom builds on private land.

Talk to a lender early — ideally before you finalize plans — so you know what you qualify for and what documentation they need. It is much easier to design to a known number than to cut features after the fact.

Step 4: Design the Home Around the Land

The biggest advantage of building on your own lot is designing for that specific piece of ground. Orient the main living spaces toward the view, the morning light, or the privacy of the tree line. Use the slope instead of fighting it — a sloped East Tennessee lot is often ideal for a walk-out basement, which adds living space for far less than an equivalent above-grade addition.

You can start with a stock plan and customize it or work with an architect or designer for a fully custom design. Either way, involve your builder during design, not after. A contractor who has walked the site can flag foundation, drainage, and cost issues while changes are still just lines on paper.

Think about how you will live in the home long term. A main-floor primary suite, wider doorways, and a zero-step entry cost little to include in new construction and add flexibility for decades.

Step 5: Choose Your Builder and Lock In the Contract

When you own the lot, the builder you choose will manage everything from the first tree cleared to the certificate of occupancy. Look for a Tennessee-licensed general contractor with proper insurance, experience with custom homes on private land, and a clear process for estimating, scheduling, and communicating.

A detailed, line-itemed estimate is essential. Pay attention to allowances — the budgeted amounts for things like cabinets, lighting, flooring, and plumbing fixtures that you will select later. Realistic allowances prevent surprise overages; artificially low allowances make a bid look cheaper than the house you actually want.

Site work is where many custom-home bids differ the most. Step 6: Permits, Site Prep, and Breaking Ground

Once plans are final, your builder submits for permits. Depending on the location, that may include a residential building permit, a septic permit through the local health department or the state, a driveway or road-access permit, and stormwater or erosion-control requirements. Timelines vary by county and time of year, so we build permit time into the schedule from the start.

Site prep comes next: clearing, installing erosion control, rough grading, cutting in the driveway, and excavating for the foundation. East Tennessee's clay soils and pockets of rock make this phase especially important — a well-compacted, well-drained building pad is the foundation of everything that follows.

From there, construction moves through foundation, framing, dry-in, mechanicals, insulation, drywall, and finishes, with inspections at each required stage. A typical custom home takes about 6 to 12 months to build once construction begins, depending on size, complexity, and site conditions.

Common Mistakes Landowners Make

Buying plans before checking the lot. A plan designed for a flat suburban lot rarely fits a sloped, wooded East Tennessee parcel without significant changes. Evaluate the site first, then design.

Underestimating site costs. Driveways, utility runs, wells, septic systems, and tree removal are real expenses that do not appear in a per-square-foot house price. Get them priced as part of the whole project.

Making changes mid-construction. Every change after work begins costs more and can delay the schedule. Making selections early and finalizing the design before breaking ground is the most reliable way to stay on budget and on time.
